[A] Budget: Looking for proposal
[B] Scope of Service:
(1) Vendor needs to provide consulting services for roofing, skylight and building envelope inspections. to the government authority located in North Carolina.
- Roof/Exterior Wall Maintenance Survey: - Visual inspections will be made of each facility by qualified personnel as scheduled by client and consists of all elements of roofs and building envelope. No invasive roof openings are anticipated as part of these services.
a. Inspection of built-up, modified bitumen or single-ply roof systems will include roof membrane, base flashings, drainage components, coping caps, edge metal, roof penetration flashings, equipment flashings, roof accessories, expansion and control joints flashings, walls above roof level, sealant or any other component that serves to prevent water infiltration.
b. Inspection of metal roof systems will include metal roof panels, standing seams, panel laps, exposed fasteners, edge metal, end closure flashings, ridge caps, high eave flashings, apron flashings, “Z” closures, roof penetration flashings, equipment flashings, drainage components, expansion and control joints flashings, walls above roof level, sealant, or any other component that serves to prevent water infiltration.
c. Inspection of exterior walls will include brick, CMU or precast concrete walls, metal wall panels, ACM panes, Exterior Insulation and Finish Systems (EIFS), Windows, masonry control joints, penetrations or any other component that serves to prevent water infiltration.
- A report of findings of the inspection will be prepared and will in general include the following:
a. A written report of conditions noted during the survey including a description of the roof system components and, if available, manufacturer, age and warranty information.
b. An opinion of the general roof condition.
c. Schematic roof plan drawings depicting general roof layout with identification of each roof section and location of deficiencies found, if any.
d. General overview photographs and photographs of selected significant and typical conditions as required to illustrate the conditions described.
e. Recommendations for corrective actions, including repair and/or replacement of roof systems or components surveyed, including estimated costs.
f. A scope of work for repairs/replacement.

Performance of the work will be Offsite. Vendor needs to carry work in their office location.
